Investment
Less by price per square metre alone and more by the setting it gives you: a Modern Filipino retreat in the Benguet highlands with resort-oriented amenities. For condotel units, the rental pool terms below also shape its value. Insider Analysis still shows the current ₱/sqm for reference.
It moves with live inventory, so it isn’t fixed here. Availability & Pricing shows the current range for every available unit.
Use the Payment Calculator. For a quick estimate, choose a unit type and floor area to see the contract price, net downpayment, monthly DP, and balance to finance. For a full breakdown, pick a specific Building Unit # and open its complete computation.
Condotel units are enrolled in DMCI Homes’ Individual Rental Pool Program. Units are fully furnished and managed by a hotel operator, while ownership stays with the buyer, and association dues are handled by the hotel operator.
An initial period of 10 years, automatically renewed for another 10 years unless the unit owner rescinds. Independent short-term leasing is not allowed.
Room revenue is split 30% to unit owners, 5% to the condominium corporation for association dues and expenses, and 65% to the hotel operator for regular maintenance and upkeep. Each owner’s income is the owners’ 30% share, less 5% withholding tax, divided in proportion to the unit’s gross floor area against the total condotel floor area. Sample income projections are available from the DMCI Sales Team.
Yes. From turnover, owners receive annual complimentary room nights in points: 30 for a Studio, 33 for a 1BR, and 36 for a 2BR. A night uses 1 point in a Studio, 1.5 in a 1BR, and 2 in a 2BR. Points are transferable, may vary with the hotel’s occupancy, and can also be used at other DMCI Homes Leisure Residences properties such as Solmera Coast.
Buyers who want a Modern Filipino leisure residence in the Benguet highlands, outside Baguio City but about 7 km from its center, and who are comfortable with a pre-selling timeline toward November 2028 (Blanca) or August 2029 (Ciela and Silva). That applies to end-users and investors alike.
Buyers who need a unit before November 2028, want to live inside Baguio City itself, or are comparing mainly on ₱/sqm may want to compare Moncello Crest with other DMCI projects first. Use + Add to Compare at the top of the page (at the bottom of your screen on mobile), then Compare Now to see them side by side.
