General
The reservation fee is ₱30,000, credited toward the downpayment. Parking is free on a first-come, first-served basis, one slot per unit owned.
Requirements depend on the buyer’s circumstances.
Local buyers typically provide two valid government-issued IDs, TIN, proof of billing address, and reservation-fee payment.
OFWs typically provide a valid passport, overseas employment contract or work permit, TIN, and an SPA when reserving remotely.
Foreign buyers are subject to applicable ownership rules and documentary requirements. Project-specific requirements should be confirmed with the DMCI Sales Team.
Your first monthly payment typically begins 30 days after the reservation date.
The recurring due date follows the day you reserved: 1st–7th, every 7th; 8th–15th, every 15th; 16th–22nd, every 22nd; 23rd–30th/31st, every 30th, or the applicable February date.
DMCI sends payment reminders through SMS and email before each due date.
Promo Terms or a 30% Regular Terms downpayment, paid through post-dated checks or auto-debit. Spot cash with a special discount is also available. The Payment Calculator shows the exact schedule for any unit.
After the downpayment, the balance can be paid through bank financing or DMCI in-house financing upon turnover. Current financing terms can be confirmed with the DMCI Sales Team.
Each building has its own date: Matahari is targeted for February 2027, Kartika May 2027, Bumi August 2027, Asri November 2027, and Nusa February 2028.

Condotel units in Matahari, Kartika, Bumi, and Nusa are enrolled in DMCI Homes’ Individual Rental Pool Program under a lease agreement with PDI-Hotels. Units are fully furnished and managed by the hotel operator, ownership stays with the buyer, association dues are handled by the hotel operator, and DMCI Homes takes care of fit-out, rental, maintenance, and repairs.
An initial period of 10 years, automatically renewed for another 10 years unless the unit owner rescinds. Independent short-term leasing is not allowed.
Room revenue is split 30% to unit owners, 5% to the condominium corporation for association dues and expenses, and 65% to the hotel operator for regular maintenance and upkeep. Each owner’s income is the owners’ 30% share, less withholding tax, divided in proportion to the unit’s gross floor area against the total condotel floor area. Yes. Condotel owners receive annual complimentary room nights in points: 30 for a Studio, 33 for a 1BR, and 36 for a 2BR. A night uses 1 point in a Studio, 1.5 in a 1BR, and 2 in a 2BR. Points are transferable, may vary with the hotel’s occupancy, and can also be used at other DMCI Homes Leisure Residences properties.
Asri units are not part of the rental pool, do not receive complimentary room nights, and cannot be offered as short-term or Airbnb-style rentals. Owners may register a unit with the hotel operator’s centralized leasing for stays under six months, with a registration fee, a 15–20% management fee, and a housekeeping fee per booking, and no third-party booking platforms. Leases of six months or more are by direct contract only, with no sub-leasing. Association dues for Asri units are paid by the owner.
