A single 48-level Modern Contemporary tower on M.H. Del Pilar Street, Caloocan City, about 0.3 km from LRT-1 Monumento Station. It is pre-selling Studio to 3BR and loft residences of about 29 to 178.5 sqm, with turnover targeted for May 2028. Before looking at a unit, it helps to know whether a home at a busy transit hub fits what you are looking for.
This guide works through the questions that come before a unit: what is being built, where it sits, how much space the residences offer, and whether the timeline matches yours. Prices and availability change, so they stay on the project page. This page helps you decide whether it is worth going there.

The quick facts tell you what The Calinea Tower is. The next questions are whether the location works for you, whether the space matches your needs, and whether the timeline fits your plans.
Start With the Requirement, Not the Unit
Four things usually decide whether a development deserves more of your time. Settle them first, and every number after this is easier to read.
Budget
Total price, the cash you need at the start, the downpayment and the amount you can set aside each month are four different numbers. A unit can fit one and strain another. Know which one limits you.
Space
How much room do you actually need? Count the bedrooms you will use now and the ones you may need later. Here the choice runs from a Studio to a double-volume loft.
Location
Which places matter to your normal routine, and how do you get there? Rail, bus, school, work. List them before you look at a map.
Timing
When do you need the property? The target turnover is May 2028. That date matters more if you plan to move in than if you are planning further ahead.
These four questions give you a better basis for evaluating The Calinea Tower than a general description of the development.
What Is The Calinea Tower?
One Tower Above a Commercial Floor and Podium Parking
The Calinea Tower is planned by DMCI Homes on a 7,472 sqm site in East Grace Park, Caloocan City, as a single residential tower. It has 48 residential levels set above a commercial floor and 10 podium parking levels, in a Modern Contemporary style, with DMCI Homes’ Lumiventt® Design Technology.
The residences run from Studio to 3BR, plus double-volume lofts in 2BR, 3BR or 4BR configurations. The floor level plans also mark proposed tandem units: two connected units combined into one home, with up to four bedrooms, bought under two separate contracts.
The important point is that The Calinea Tower is one tall tower at a transit hub, with a wide range of layouts under one roof.
That range is the practical advantage: a single person, a couple and a larger household can all find a layout in the same building. The residential floors start at the 12th, above the commercial floor and parking.
Where Is The Calinea Tower and What Is Around It?
A Monumento Address in the Context of Caloocan City
The address is M.H. Del Pilar Street, East Grace Park, Caloocan City. Distances are approximate, measured from the project.
| Around you | Places and approximate distance |
|---|---|
| Rail and buses | LRT-1 Monumento Station, about 0.3 km · First North Luzon Transit, about 0.45 km · RJ Express, about 0.55 km · Victory Liner terminal, about 0.6 km · EDSA Carousel Monumento, about 0.85 km · PNR Asistio Station, about 1.1 km |
| Everyday | Puregold Caloocan, about 0.24 km · SM City Grand Central, about 0.4 km · Victory Central Mall, about 0.6 km · SM Hypermarket Monumento, about 0.75 km |
| Education | Caloocan High School, about 0.45 km · Caloocan Science High School, about 0.5 km · World Citi College and Notre Dame of Greater Manila, about 0.95 km · Manila Central University, about 1.2 km · University of the East Caloocan, about 1.7 km |
| Healthcare | Our Lady of Grace Hospital, about 0.2 km · Manila Central University Hospital, about 1.0 km · Caloocan City Medical Center, about 1.6 km |
The useful question is not simply whether The Calinea Tower is near important places. It is whether the location works with the places that matter to you.
Here, most of the daily list sits within about a kilometre: the LRT-1 station, provincial bus terminals, malls, schools and a hospital. If your routine runs on public transport, or north via the bus lines, the address does much of the work.
The trade-off is that a transit and shopping hub is busy. If you want a quieter residential setting, or an address near Makati or BGC, weigh that before the unit.
What Does the Space Look Like?
Which Calinea Tower Unit Type Is Relevant to You?
These are the floor-area ranges of the units currently available; the exact area depends on the unit.
| Unit type | Approx. floor area | Relevant if |
|---|---|---|
| Studio | 29 – 34.5 sqm | Your requirement is compact: sleeping, living and dining in one open room, with a kitchen and bath of its own. |
| 1BR | 52 – 57.5 sqm | You want a bedroom of its own, with a separate living and dining area. |
| 2BR | 51 – 82.5 sqm | You need a second bedroom, for another household member, guests or work. |
| 3BR | 79.5 – 97.5 sqm | You need three bedrooms for a larger household. |
| Loft | 107.5 – 178.5 sqm | You want a double-volume home in a 2BR, 3BR or 4BR configuration. |
Two details are worth noticing. Bedroom count and size don’t line up neatly here: the smallest 2BR, at about 51 sqm, is smaller than any 1BR, and the largest 2BR, at about 82.5 sqm, is larger than the smallest 3BR. Decide on bedrooms and on floor area separately.
And there is a clear step after the Studio: nothing is published between about 34.5 and 51 sqm. Tandem units have no range of their own here: the two units of a proposed tandem appear separately on the price list, each under its own contract.
The useful question is not which unit is “best.” It is which amount of space makes sense for how you expect to use the property.

What Matters Before You Compare?
Don’t Compare Condos on Price Alone
Price gives you one number. It does not tell you everything you need to know. Read it alongside five others:
- Total price — what the unit costs in full.
- Floor area — how much space that price buys.
- ₱/sqm — total price divided by floor area. It lets you compare units of different sizes on the same footing.
- Payment structure — what is due at the start, how the downpayment is spread before turnover, and how the balance is financed.
- Turnover — when you can use the unit, and how long you pay before you can.
- Location — what the address puts within reach. No price list shows it.
A lower headline price does not automatically mean a lower cost per square metre, or a better fit for your requirements. With 1BR and 2BR sizes overlapping, and 2BR and 3BR too, ₱/sqm is a useful way to compare units of similar size but different bedroom counts.
These figures move with inventory, so this guide does not quote them. For current numbers, move to The Calinea Tower project page and evaluate the actual unit you are considering. See current figures →
Who Is The Calinea Tower Likely to Fit?
Start With the Characteristics
Fit depends on your requirements, not on a type of buyer. Five questions cover it:
Location
Does an address beside LRT-1 Monumento, bus terminals and malls work with the places you normally need to reach?
Space
Does a Studio, 1BR, 2BR, 3BR or Loft of about 29 to 178.5 sqm cover your requirement?
Timing
Does a May 2028 target turnover work with your plans?
Budget
Can a currently available unit fit what you are prepared to allocate, at the start and each month?
Development
Does one tall tower above a commercial floor and podium parking suit how you want to live?
For example, the project may be relevant to someone who relies on rail and buses, wants a layout anywhere from Studio to loft, and is working toward a May 2028 target turnover.
If the characteristics that matter most to you line up with the project, The Calinea Tower deserves a closer look.
Who Should Compare Other Projects?
The Calinea Tower Does Not Have to Fit Everyone
- You need an earlier turnover. The target turnover is May 2028. If you need to move in sooner, compare developments with earlier timelines.
- You want a different location. The tower is in Caloocan, at the Monumento hub. If you want an address near Makati or BGC, compare projects there.
- You want a quieter setting. A transit and shopping hub is busy by nature. If you want a low-density residential setting, compare projects that offer one.
- You need a specific floor area. Nothing is published between about 34.5 and 51 sqm. If your requirement falls in that gap, compare.
- You want a different payment structure. The Calinea Tower is pre-selling, so payments begin long before turnover. If you would rather buy a finished unit, compare projects that are ready for occupancy.
- Your deciding factor is something else. If one criterion outweighs the rest, such as the lowest ₱/sqm, compare on that factor across projects first.
The purpose of comparison is not to find a universal winner. It is to understand which option fits the requirements you actually have. Compare DMCI Homes Projects Side by Side →
Your Calinea Tower Shortlist
What Should You Explore Next?
- If space is your starting point, compare the floor-area ranges and the floor plans above, then the unit layouts on the project page. Look at units by size, not only by bedroom count.
- If location is your starting point, check the rail, bus and everyday distances above against your routine, then the location map.
- If timing is your starting point, set the May 2028 target turnover against the date you need the property.
- If budget is your starting point, look at the units currently available and how their payments are structured.
At this point, the question is no longer simply “Do I like the project?” It is “Does the project continue to fit my requirements after I look at the actual information?”
