Five mid-rise buildings directly on Subukin Beach in San Juan, Batangas: four condotel buildings in a hotel-managed rental pool and one residential building, Asri. They are pre-selling Studio, 1BR and 2BR residences of about 31 to 92 sqm, with turnover by building from February 2027 to February 2028. Before looking at a unit, it helps to know whether the setting, the distance and the way each building is owned fit what you are looking for.
This guide works through the questions that come before a unit: what is being built, how each building is owned, where it sits, how much space the residences offer, and whether the timeline matches yours. Prices and availability change, so they stay on the project page. This page helps you decide whether it is worth going there.

The quick facts tell you what Solmera Coast is. The next questions are which kind of ownership suits you, whether the setting and the distance work for you, whether the space matches your needs, and which building’s timeline fits your plans.
Start With the Requirement, Not the Unit
Four things usually decide whether a development deserves more of your time. Settle them first, and every number after this is easier to read.
Budget
Total price, the cash you need at the start, the downpayment and the amount you can set aside each month are four different numbers. A unit can fit one and strain another. Know which one limits you.
Space
How much room do you actually need? Think about who will stay, how often, and whether a separate bedroom matters.
Location
How often will you be there? Solmera Coast is about 121 km from Metro Manila. It works as a getaway, not as a daily commute.
Timing
When do you need the property? Each building has its own target turnover, from February 2027 for Matahari to February 2028 for Nusa. Which building you choose changes the date.
One more question comes first here: how do you want to own the unit? The four condotel buildings and the residential building, Asri, work differently, and the difference matters more than any unit detail.
These questions give you a better basis for evaluating Solmera Coast than a general description of the development.
What Is Solmera Coast?
Five Mid-Rise Buildings on Subukin Beach
Solmera Coast is planned by DMCI Homes on a 75,367 sqm beachfront site, directly on Subukin Beach along the Verde Island Passage. It has five mid-rise buildings, Matahari, Kartika, Bumi, Asri and Nusa, each with 6 residential levels and 1 basement parking level, set around shared amenities by the water. The theme is Asian Tropical.
The important point is that Solmera Coast is two kinds of property on one site: four condotel buildings and one residential building.
The building you choose decides how you own the unit, how it can be leased, and who pays the association dues. That makes it the first decision, before unit type or floor.
Condotel or residential: how ownership differs
As published on the project page:
| Condotel: Matahari, Kartika, Bumi, Nusa | Residential: Asri | |
|---|---|---|
| Management | Enrolled in DMCI Homes’ Individual Rental Pool Program under a lease with PDI-Hotels. Units are fully furnished and run by the hotel operator; ownership stays with the buyer. | Not part of the rental pool. The owner manages the unit. |
| Leasing | 10-year lease, automatically renewed for another 10 unless the owner rescinds. Independent short-term leasing is not allowed. | No short-term or Airbnb-style rentals. Stays under six months can go through the hotel operator’s centralized leasing, with fees; six months or more by direct contract only. |
| Revenue | Room revenue split 30% to unit owners, 5% to the condominium corporation, 65% to the hotel operator. Each owner’s portion follows the unit’s gross floor area. | Not applicable. |
| Owner stays | Annual complimentary room nights in points: 30 for a Studio, 33 for a 1BR, 36 for a 2BR. | Your own unit. No complimentary room nights. |
| Association dues | Handled by the hotel operator. | Paid by the owner. |
The useful question is which arrangement matches how you want to own a beach property. If you want a hotel-run unit with a share of room revenue and points for your own stays, look at the condotel buildings. If you want a residential unit you control, with limited leasing options, Asri is the one to look at.
These are program terms, not income figures. This guide does not project returns. Read the full condotel and Asri FAQ →
Where Is Solmera Coast and What Is Around It?
A Subukin Beach Address in the Context of San Juan, Batangas
The address is San Juan - Laiya Road, Barangay Calubcub II and Barangay Subukin, San Juan, Batangas. Distances are approximate, measured from the project.
| Around you | Places and approximate distance |
|---|---|
| On site | Subukin Beach, direct access |
| Beaches | Hugon Beach, about 25 km · Laiya Beach, about 30 km |
| Nature | Malaking Ilog and Maliit na Ilog mangrove forests, about 10 km · Sapangan Uplands and Naambon Falls, about 12 km · Mt. Hugom, about 30 km · Mt. Daguldol, about 35 km |
| Heritage | San Juan Nepomuceno Church, about 10 km · Pinagbayanan Archaeological Site, about 15 km |
| From Metro Manila | About 121 km via the Lipa exit, roughly 2 hours 32 minutes by car · about 122 km via the Sto. Tomas exit · about 135 km via the Ibaan exit |
The useful question is not simply whether Solmera Coast is near important places. It is whether the location works with the places that matter to you.
Here, the main place is the beach itself, and it is on site. Everything else on the published list is a drive: other beaches, mangroves, uplands and heritage sites from about 10 km out.
The project’s key areas cover leisure and nature, not schools or hospitals. If you need those within reach, check them separately. And with Metro Manila about 121 km away, this is a place you travel to, not one you commute from.
What Does the Space Look Like?
Which Solmera Coast Unit Type Is Relevant to You?
Across the project, units run from Studio to 2BR, about 31 to 92 sqm. What is available depends on the building, so these are the floor areas of the units currently available, by kind of building:
| Unit type | Condotel buildings | Asri (residential) |
|---|---|---|
| Studio | 34 – 49.5 sqm | 31 – 31.5 sqm |
| 1BR | 69 – 70 sqm | None currently available |
| 2BR | 91.5 sqm | 63 – 92 sqm |
Two details are worth noticing. Choosing a building narrows your unit choice: if you want Asri, the current options are a compact Studio or a 2BR. And the smallest available 2BR, about 63 sqm in Asri, is smaller than any available 1BR, about 69 to 70 sqm in the condotel buildings, so compare layouts, not only bedroom counts.
For condotel units, size matters beyond space too. Each owner’s revenue portion follows the unit’s gross floor area, and the annual room-night points differ by type.
The useful question is not which unit is “best.” It is which amount of space makes sense for how you expect to use the property.

What Matters Before You Compare?
Don’t Compare Condos on Price Alone
Price gives you one number. It does not tell you everything you need to know. Read it alongside the others:
- Total price — what the unit costs in full.
- Floor area — how much space that price buys.
- ₱/sqm — total price divided by floor area. It lets you compare units of different sizes on the same footing.
- Payment structure — what is due at the start, how the downpayment is spread before turnover, and how the balance is financed.
- Turnover — when you can use the unit. Here it depends on the building.
- Ownership terms — condotel or residential: rental pool, leasing rules, revenue share, room-night points and who pays the dues. No price list shows them.
A lower headline price does not automatically mean a lower cost per square metre, or a better fit for your requirements. Comparing a condotel unit with an Asri unit, or with a residential condo elsewhere, means comparing ownership terms too, not only the numbers.
These figures move with inventory, so this guide does not quote them. For current numbers, move to the Solmera Coast project page and evaluate the actual unit you are considering. See current figures →
Who Is Solmera Coast Likely to Fit?
Start With the Characteristics
Fit depends on your requirements, not on a type of buyer. Six questions cover it:
Ownership
Does a hotel-run condotel unit suit you, or a residential unit in Asri?
Location
Does a beachfront getaway about 121 km from Metro Manila fit how often you will be there?
Space
Does a Studio, 1BR or 2BR of about 31 to 92 sqm, in the building you prefer, cover your requirement?
Timing
Does your building’s target turnover, between February 2027 and February 2028, work with your plans?
Budget
Can a currently available unit fit what you are prepared to allocate, at the start and each month?
Development
Do five mid-rise buildings around shared amenities on their own stretch of beach matter to you?
For example, the project may be relevant to someone looking for a beachfront property in Batangas, either a hotel-run condotel unit or a residential unit, with turnover in 2027 or early 2028.
If the characteristics that matter most to you line up with the project, Solmera Coast deserves a closer look.
Who Should Compare Other Projects?
Solmera Coast Does Not Have to Fit Everyone
- You need a home for a daily commute. Solmera Coast is about 121 km from Metro Manila. If you need to be in the city most days, compare projects there.
- You need an earlier turnover. The earliest target turnover is February 2027, for Matahari. If you need the unit sooner, compare developments with earlier timelines.
- You want short-term rental income on your own terms. Condotel units are leased into the rental pool, and Asri units cannot be offered as short-term or Airbnb-style rentals. If that is your plan, these terms rule it out.
- You need a different unit type or size. The offering is Studio, 1BR and 2BR, up to about 92 sqm. If you need a 3BR or more room, compare.
- You want a different payment structure. Solmera Coast is pre-selling, so payments begin before turnover. If you would rather buy a finished unit, compare projects that are ready for occupancy.
- Your deciding factor is something else. If one criterion outweighs the rest, such as the lowest ₱/sqm, compare on that factor across projects first.
The purpose of comparison is not to find a universal winner. It is to understand which option fits the requirements you actually have. Compare DMCI Homes Projects Side by Side →
Your Solmera Coast Shortlist
What Should You Explore Next?
- If ownership is your starting point, decide between the condotel buildings and Asri first, using the comparison above and the project FAQ.
- If space is your starting point, check which unit types are available in the building you prefer, then the floor plans above and the unit layouts on the project page.
- If location is your starting point, weigh the 121 km trip against how often you would be there.
- If timing is your starting point, match the building to your date: Matahari February 2027, Kartika May 2027, Bumi August 2027, Asri November 2027, Nusa February 2028.
- If budget is your starting point, look at the units currently available and how their payments are structured.
At this point, the question is no longer simply “Do I like the project?” It is “Does the project continue to fit my requirements after I look at the actual information?”
