Three leisure residence towers in Tuba, Benguet, about 7 km from Baguio City’s center. They are pre-selling Studio, 1BR and 2BR residences of about 34.5 to 91.5 sqm, with condotel units run in a hotel-managed rental pool and turnover from November 2028. Before looking at a unit, it helps to know whether the setting and the way the units are owned fit what you are looking for.
This guide works through the questions that come before a unit: what is being built, where it sits, how the rental pool works, how much space the residences offer, and whether the timeline matches yours. Prices and availability change, so they stay on the project page. This page helps you decide whether it is worth going there.

The quick facts tell you what Moncello Crest is. The next questions are whether the setting works for you, whether the rental pool suits how you want to own a unit, whether the space matches your needs, and whether the timeline fits your plans.
Start With the Requirement, Not the Unit
Four things usually decide whether a development deserves more of your time. Settle them first, and every number after this is easier to read.
Budget
Total price, the cash you need at the start, the downpayment and the amount you can set aside each month are four different numbers. A unit can fit one and strain another. Know which one limits you.
Space
How much room do you actually need? Think about who will stay, how often, and whether a separate bedroom matters.
Location
Which places matter to you? The highlands themselves, Baguio City, or both. List them before you look at a map.
Timing
When do you need the property? Blanca’s target turnover is November 2028; Ciela and Silva are targeted for August 2029. Which tower you choose changes the date.
One more question matters here: how do you want to own the unit? Condotel units are leased into a hotel-managed rental pool, which is a different arrangement from a home you live in or lease out yourself.
These questions give you a better basis for evaluating Moncello Crest than a general description of the development.
What Is Moncello Crest?
Three Leisure Residence Towers in the Benguet Highlands
Moncello Crest is planned on a 40,768 sqm site in Tuba, Benguet, with three towers, Blanca, Ciela and Silva, set among landscaped areas and shared spaces. Blanca has 18 residential levels and Ciela 20. The theme is Modern Filipino.
Its landscaped atriums and sky patios use DMCI Homes’ Lumiventt® Design Technology, alongside a reception lobby and a sky promenade. The residences run from Studio to 2BR and are designed for leisure living.
The important point is that Moncello Crest is planned as leisure residences, with condotel units operated by a hotel, rather than as an ordinary residential condominium.
That changes what ownership looks like. For condotel units, a hotel operator runs the day-to-day operations under DMCI Homes’ rental pool program, and the terms of that program shape how you would use the unit.
How the rental pool works
Condotel units are enrolled in DMCI Homes’ Individual Rental Pool Program. As published on the project page:
- Management — units are fully furnished and managed by a hotel operator. Ownership stays with the buyer, and association dues are handled by the hotel operator.
- Lease — an initial period of 10 years, automatically renewed for another 10 unless the unit owner rescinds. Independent short-term leasing is not allowed.
- Revenue share — room revenue is split 30% to unit owners, 5% to the condominium corporation and 65% to the hotel operator. Each owner’s portion follows the unit’s gross floor area.
- Owner stays — from turnover, owners receive annual complimentary room nights in points: 30 for a Studio, 33 for a 1BR and 36 for a 2BR.
The useful question is whether this arrangement matches how you want to own the unit. If you want a hotel-run unit with a share of room revenue and points for your own stays, it may fit. If you want full control over who stays and when, or to lease the unit out yourself, these terms matter more than any unit detail.
These are program terms, not income figures. This guide does not project returns. Read the full rental pool FAQ →
Where Is Moncello Crest and What Is Around It?
A Tuba Address in the Context of Baguio City
The address is Sitio Bato, via Bontiway, Brgy. Poblacion, Tuba, Benguet. Distances are approximate, measured from the project.
| Around you | Places and approximate distance |
|---|---|
| Close by | Tuba Fire Station, about 1.1 km · Tuba Central Police Station, about 1.3 km |
| Baguio City | Burnham Park, about 6.2 km · SM City Baguio, about 6.6 km · Baguio City center, about 7 km via the Marcos Highway · Baguio City Market, about 7.1 km |
| Attractions | Mirador Heritage and Eco Park, about 6.9 km · Camp John Hay and BenCab Museum, about 8.0 km · Wright Park, about 9.0 km · Mines View Park, about 10.6 km |
| Education | University of the Philippines Baguio, about 6.1 km · University of Baguio and St. Louis University, about 7.1 km |
| Healthcare | Baguio General Hospital and Medical Center, about 5.5 km · Notre Dame de Chartres Hospital, about 7.1 km · SLU Sacred Heart Medical Center, about 7.4 km |
| Roads and air | Direct access to the Aspiras-Palispis (Marcos) Highway · Kennon Road nearby · Baguio Loakan Airport, about 9.0 km |
The useful question is not simply whether Moncello Crest is near important places. It is whether the location works with the places that matter to you.
Moncello Crest is outside Baguio City, not in it. The city’s parks, malls, schools and hospitals begin at about 5.5 km, and the center is about 7 km away by the Marcos Highway.
For a highland retreat, that distance is part of the setting. If you need the city every day, it is a trip each time, and worth weighing before the unit.
What Does the Space Look Like?
Which Moncello Crest Unit Type Is Relevant to You?
The project offers three unit types. These are the published floor-area ranges of the units currently available; the exact area depends on the unit.
| Unit type | Approx. floor area | Relevant if |
|---|---|---|
| Studio | 34.5 – 45 sqm | Your requirement is compact: sleeping, living and dining in one open room, with a kitchen and bath of its own. |
| 1BR | 62.5 – 68 sqm | You want a bedroom of its own, with a separate living and dining area. |
| 2BR | 69 – 91.5 sqm | You need a second bedroom, for family or guests who stay. |
Two details are worth noticing. The step from Studio to 1BR is large: nothing is published between about 45 and 62.5 sqm. The step from 1BR to 2BR is not: the largest 1BR, at about 68 sqm, is close to the smallest 2BR, at about 69 sqm, so at that size compare layouts, not only bedroom counts.
For condotel units, size also matters beyond space. Each owner’s revenue portion follows the unit’s gross floor area, and the annual room-night points differ by type.
The useful question is not which unit is “best.” It is which amount of space makes sense for how you expect to use the property.

What Matters Before You Compare?
Don’t Compare Condos on Price Alone
Price gives you one number. It does not tell you everything you need to know. Read it alongside the others:
- Total price — what the unit costs in full.
- Floor area — how much space that price buys.
- ₱/sqm — total price divided by floor area. It lets you compare units of different sizes on the same footing.
- Payment structure — what is due at the start, how the downpayment is spread before turnover, and how the balance is financed.
- Turnover — when you can use the unit, and how long you pay before you can. Here it depends on the tower.
- Ownership terms — for condotel units, the rental pool lease, revenue share and room-night points. No price list shows them.
A lower headline price does not automatically mean a lower cost per square metre, or a better fit for your requirements. Comparing Moncello Crest with an ordinary residential condominium means comparing ownership terms too, not only the numbers.
These figures move with inventory, so this guide does not quote them. For current numbers, move to the Moncello Crest project page and evaluate the actual unit you are considering. See current figures →
Who Is Moncello Crest Likely to Fit?
Start With the Characteristics
Fit depends on your requirements, not on a type of buyer. Six questions cover it:
Location
Does a highland setting about 7 km from Baguio City’s center work for you?
Ownership
Does a hotel-managed rental pool, with a revenue share and room-night points, suit how you want to own the unit?
Space
Does a Studio, 1BR or 2BR of about 34.5 to 91.5 sqm cover your requirement?
Timing
Does November 2028 for Blanca, or August 2029 for Ciela and Silva, work with your plans?
Budget
Can a currently available unit fit what you are prepared to allocate, at the start and each month?
Development
Do three leisure residence towers with landscaped grounds and shared amenities matter to you?
For example, the project may be relevant to someone looking for a leisure residence in the Benguet highlands, a hotel-run condotel unit from Studio to 2BR, and a turnover from November 2028.
If the characteristics that matter most to you line up with the project, Moncello Crest deserves a closer look.
Who Should Compare Other Projects?
Moncello Crest Does Not Have to Fit Everyone
- You need an earlier turnover. The earliest target turnover is November 2028, for Blanca. If you need the unit sooner, compare developments with earlier timelines.
- You want to live inside Baguio City. Moncello Crest is in Tuba, about 7 km from the city center. If you want a Baguio City address, compare projects there, such as One South Drive on South Drive.
- You want full control of the unit. Condotel units are leased into the rental pool for 10 years, renewable, and independent short-term leasing is not allowed. If you want to use or lease the unit on your own terms, compare ordinary residential projects.
- You need a different unit type or size. The offering is Studio, 1BR and 2BR, up to about 91.5 sqm, with nothing between about 45 and 62.5 sqm. If you need a 3BR or a size outside those ranges, compare.
- You want a different payment structure. Moncello Crest is pre-selling, so payments begin long before turnover. If you would rather buy a finished unit, compare projects that are ready for occupancy.
- Your deciding factor is something else. If one criterion outweighs the rest, such as the lowest ₱/sqm, compare on that factor across projects first.
The purpose of comparison is not to find a universal winner. It is to understand which option fits the requirements you actually have. Compare DMCI Homes Projects Side by Side →
Your Moncello Crest Shortlist
What Should You Explore Next?
- If ownership is your starting point, read the rental pool lease, revenue-share and room-night terms in the project FAQ before anything else.
- If space is your starting point, compare the Studio, 1BR and 2BR floor areas and the floor plans above, then the unit layouts on the project page.
- If location is your starting point, check Tuba against the places you would visit or need, using the distances above and the location map.
- If timing is your starting point, compare Blanca’s November 2028 target with Ciela and Silva’s August 2029.
- If budget is your starting point, look at the units currently available and how their payments are structured.
At this point, the question is no longer simply “Do I like the project?” It is “Does the project continue to fit my requirements after I look at the actual information?”
