A single 57-storey Modern Contemporary tower at West Avenue corner Quezon Avenue, Quezon City. It is pre-selling Studio, 2BR and 3BR residences of about 28.5 to 95.5 sqm, with turnover targeted for November 2029. Before looking at a unit, it helps to know whether the tower and its address fit what you are looking for.
This guide works through the questions that come before a unit: what is being built, where it sits, how much space the residences offer, and whether the timeline matches yours. Prices and availability change, so they stay on the project page. This page helps you decide whether it is worth going there.

The quick facts tell you what One Delta Terraces is. The next questions are whether the location works for you, whether the space matches your needs, and whether the timeline fits your plans.
Start With the Requirement, Not the Unit
Four things usually decide whether a development deserves more of your time. Settle them first, and every number after this is easier to read.
Budget
Total price, the cash you need at the start, the downpayment and the amount you can set aside each month are four different numbers. A unit can fit one and strain another. Know which one limits you.
Space
How much room do you actually need? Count the bedrooms you will use now, the ones you may need later, and whether a room has to double as a workspace.
Location
Which places matter to your normal routine? Work, school, family, the hospital you rely on, the train line you take. List them before you look at a map.
Timing
When do you need the property? The target turnover for One Delta Terraces is November 2029. That date matters more if you plan to move in than if you are planning further ahead.
These four questions give you a better basis for evaluating One Delta Terraces than a general description of the development.
What Is One Delta Terraces?
One Modern Contemporary Tower at West Avenue and Quezon Avenue
One Delta Terraces is a single 57-storey residential tower on a 5,800+ sqm corner site. It has 51 residential levels, with parking on 4 podium levels and 2 basement levels.
Shared space is stacked within the building. A vertical garden fronts the podium. The 6th-floor amenity deck has a lounge pool, a kiddie pool, and outdoor fitness and play areas, and shared recreational spaces continue up to the roof deck. The design uses DMCI Homes’ Lumiventt® Design Technology, with atriums, Sky Patios and single-loaded hallways.
The important point is that One Delta Terraces is one tower on one corner, not a phased estate.
What is planned is the whole development, with one target turnover date. Its shared spaces are vertical, from the podium garden and the 6th-floor deck to the roof deck, rather than open grounds between buildings.
If open grounds matter to you, that is worth comparing. If the address matters more, it is the part of this project to weigh most carefully.
Where Is One Delta Terraces and What Is Around It?
A West Triangle Address in the Context of Quezon City
The address is West Avenue corner Quezon Avenue, Barangay West Triangle, Quezon City. Distances are approximate, measured from the project.
| Around you | Places and approximate distance |
|---|---|
| Everyday | St. Mary’s College, about 0.5 km · Providence Hospital, about 0.65 km · Capitol Medical Center, about 0.8 km · Fisher Mall, about 0.85 km |
| Rail | MRT-3 Quezon Avenue Station, about 1.5 km · MRT-3 Kamuning Station, about 2.1 km · MRT-3 North Avenue Station, about 2.4 km · LRT-1 Roosevelt Station (FPJ), about 3.1 km |
| Commercial hubs | Vertis North and Ayala Malls Vertis North, about 2.5 km · Eton Centris, about 2.9 km · TriNoma, about 3.0 km · SM North EDSA, about 3.3 km |
| Education | St. Joseph’s College, about 2.3 km · Philippine Science High School, about 2.8 km · University of the Philippines Diliman, about 5.2 km |
| Healthcare | St. Luke’s Medical Center QC, about 2.2 km · Philippine Children’s Medical Center, about 2.6 km · East Avenue Medical Center, about 2.8 km · Philippine Heart Center, about 3.0 km |
| Roads | Quezon Avenue Skyway ramp, about 1.9 km · EDSA close by |
The useful question is not simply whether One Delta Terraces is near important places. It is whether the location works with the places that matter to you.
Around the tower, the closest layer is everyday: a school, two hospitals and a mall within about 0.85 km. Rail is the next layer. The nearest MRT-3 station is about 1.5 km away, not at the doorstep, with two more within about 2.5 km.
West Triangle is a busy corridor along EDSA. If your routine runs along MRT-3, Quezon Avenue or EDSA, the address does a lot of the work. If you want a quieter residential setting, weigh that before the unit.
What Does the Space Look Like?
Which One Delta Terraces Unit Type Is Relevant to You?
The tower offers three unit types. These are the published floor-area ranges of the units currently available; the exact area depends on the unit.
| Unit type | Approx. floor area | Relevant if |
|---|---|---|
| Studio | 28.5 – 37 sqm | Your requirement is compact: sleeping, living and dining in one open room, with a kitchen and bath of its own. |
| 2BR | 50 – 86 sqm | You need separate bedrooms, for another household member, guests or work. |
| 3BR | 85.5 – 95.5 sqm | You are planning for a larger household, or want rooms to spare for living and work space. |
Two details are worth noticing. There is no 1BR in the current offering, so the step from Studio (up to about 37 sqm) to 2BR (from about 50 sqm) is the main size decision. And the largest 2BR units, at about 86 sqm, are slightly larger than the smallest 3BR, at about 85.5 sqm. At that size, compare layouts, not only bedroom counts.
The useful question is not which unit is “best.” It is which amount of space makes sense for how you expect to use the property.

What Matters Before You Compare?
Don’t Compare Condos on Price Alone
Price gives you one number. It does not tell you everything you need to know. Read it alongside five others:
- Total price — what the unit costs in full.
- Floor area — how much space that price buys.
- ₱/sqm — total price divided by floor area. It lets you compare units of different sizes on the same footing.
- Payment structure — what is due at the start, how the downpayment is spread before turnover, and how the balance is financed.
- Turnover — when you can use the unit, and how long you pay before you can.
- Location — what the address puts within reach. No price list shows it.
A lower headline price does not automatically mean a lower cost per square metre, or a better fit for your requirements. A Studio and a 2BR, or a large 2BR and a small 3BR, can look very different on price and much closer on ₱/sqm, or the other way round.
These figures move with inventory, so this guide does not quote them. For current numbers, move to the One Delta Terraces project page and evaluate the actual unit you are considering. See current figures →
Who Is One Delta Terraces Likely to Fit?
Start With the Characteristics
Fit depends on your requirements, not on a type of buyer. Five questions cover it:
Location
Do West Avenue, Quezon Avenue and the MRT-3 line work with the places you normally need to reach?
Space
Does a Studio, 2BR or 3BR of about 28.5 to 95.5 sqm cover your requirement?
Timing
Does a November 2029 target turnover work with your plans?
Budget
Can a currently available unit fit what you are prepared to allocate, at the start and each month?
Development
Does a single tower with a podium garden, a 6th-floor amenity deck and a roof deck suit how you want to live?
For example, the project may be relevant to someone looking for a Quezon City address near MRT-3, a Studio to 3BR residence and a November 2029 target turnover.
If the characteristics that matter most to you line up with the project, One Delta Terraces deserves a closer look.
Who Should Compare Other Projects?
One Delta Terraces Does Not Have to Fit Everyone
- You need an earlier turnover. The target turnover is November 2029. If you need to move in sooner, compare developments with earlier timelines.
- You want a different setting. The tower sits on a busy corridor along EDSA. If you want a quieter residential setting, or open grounds between buildings, compare projects that offer them.
- You need a different unit type. The current offering is Studio, 2BR and 3BR, with no 1BR. If a 1BR is your requirement, compare projects that offer it.
- You need a different floor area. Published areas run from about 28.5 to 95.5 sqm, with nothing between about 37 and 50 sqm. If your requirement falls outside those ranges, compare.
- You want a different payment structure. One Delta Terraces is pre-selling, so payments begin long before turnover. If you would rather buy a finished unit, compare projects that are ready for occupancy.
- Your deciding factor is something else. If one criterion outweighs the rest, such as the lowest ₱/sqm, compare on that factor across projects first.
The purpose of comparison is not to find a universal winner. It is to understand which option fits the requirements you actually have. Compare DMCI Homes Projects Side by Side →
Your One Delta Terraces Shortlist
What Should You Explore Next?
- If space is your starting point, compare the Studio, 2BR and 3BR floor areas and the floor plans above, then the unit layouts on the project page.
- If location is your starting point, check West Triangle and the three MRT-3 stations against the places in your routine, using the distances above and the location map.
- If timing is your starting point, set the November 2029 target turnover against the date you need the property.
- If budget is your starting point, look at the units currently available and how their payments are structured.
At this point, the question is no longer simply “Do I like the project?” It is “Does the project continue to fit my requirements after I look at the actual information?”
