A four-tower Modern Tropical development in Banawa, Cebu City. Its first tower, the Leia Building, is pre-selling 1BR to 3BR residences of about 29.5 to 88.5 sqm, with turnover targeted for December 2029. Before looking at a unit, it helps to know whether the development itself fits what you are looking for.
This guide works through the questions that come before a unit: what is being built, where it sits, how much space the residences offer, and whether the timeline matches yours. Prices and availability change, so they stay on the project page. This page helps you decide whether it is worth going there.

The quick facts tell you what Kalea Heights is. The next questions are whether the location works for you, whether the space matches your needs, and whether the timeline fits your plans.
Start With the Requirement, Not the Unit
Four things usually decide whether a development deserves more of your time. Settle them first, and every number after this is easier to read.
Budget
Total price, the cash you need at the start, the downpayment and the amount you can set aside each month are four different numbers. A unit can fit one and strain another. Know which one limits you.
Space
How much room do you actually need? Count the bedrooms you will use now, the ones you may need later, and whether a room has to double as a workspace.
Location
Which places matter to your normal routine? Work, school, family, the hospital you rely on. List them before you look at a map.
Timing
When do you need the property? The Leia Building’s target turnover is December 2029. That date matters more if you plan to move in than if you are planning further ahead.
These four questions give you a better basis for evaluating Kalea Heights than a general description of the development.
What Is Kalea Heights?
A Four-Tower Modern Tropical Masterplan in Banawa
Kalea Heights is planned as four residential towers on a 46,348 sqm site, set around a central plaza with landscaped areas between them. The Leia Building is the first tower. It has 41 residential levels, 5 basement parking levels and 2 amenity levels.
Shared space is spread through the plan rather than kept on a single floor: landscaped atriums and sky patios using DMCI Homes’ Lumiventt® design technology, an elevated sky bridge that connects the amenity levels, and amenity areas called the Summit District and the Dawn District.
The important point is that Kalea Heights is planned as a larger masterplan rather than a single standalone tower.
Buildings B, C and D belong to the same masterplan, but their completion dates have not been announced. What you can evaluate today is the Leia Building and the plan around it.
Shared space is part of what a development of this scale offers. If you would use the plaza, atriums and amenity levels, give them weight. If you would not, let the unit and the location carry more of the decision.
Where Is Kalea Heights and What Is Around It?
A Banawa Address in the Context of Cebu City
The address is Good Shepherd Road, Banawa, Brgy. Guadalupe, Cebu City. Distances are approximate, measured from the project.
| Around you | Places and approximate distance |
|---|---|
| Everyday | The Market Place Banawa and 8 Banawa Centrale, about 1.1 km · Paseo Arcenas, about 1.4 km · One Pavilion Mall, about 1.6 km |
| Work / business | Ayala Center Cebu, about 4.7 km · SM Seaside City Cebu, about 5.4 km · Cebu IT Park, about 5.5 km |
| Education | Matias H. Aznar Memorial College of Medicine, about 1.2 km · Cebu South Hills International School, about 1.6 km |
| Healthcare | Cebu Doctors’ University Hospital, about 2.7 km · Chong Hua Hospital, about 3.0 km |
| Roads | N. Escario Street toward Cebu Business Park · Gorordo Avenue toward Cebu IT Park · Salinas Drive toward SRP and the south |
The useful question is not simply whether Kalea Heights is near important places. It is whether the location works with the places that matter to you.
Banawa is not a central business district. Errands, two schools and two hospitals sit within about 3 km. Ayala Center Cebu and Cebu IT Park are about 5 km away, so if you work in either, that trip is part of your routine. If your routine centres on the places closer by, the distance to the districts matters less.
What Does the Space Look Like?
Which Kalea Unit Type Is Relevant to You?
The Leia Building offers three unit types. These are the published floor-area ranges; the exact area depends on the unit.
| Unit type | Approx. floor area | Relevant if |
|---|---|---|
| 1BR | 29.5 – 33.5 sqm | Your requirement is compact: one bedroom, with its own living, dining and kitchen area. |
| 2BR | 53 – 80.5 sqm | You need an additional room, for another household member, guests or work. |
| 3BR | 81.5 – 88.5 sqm | You are planning for a larger household, or want rooms to spare for living and work space. |
Note the step between the first two types. Nothing is published between about 33.5 and 53 sqm, so if your requirement sits in that gap, decide which side of it you lean toward.
The useful question is not which unit is “best.” It is which amount of space makes sense for how you expect to use the property.

What Matters Before You Compare?
Don’t Compare Condos on Price Alone
Price gives you one number. It does not tell you everything you need to know. Read it alongside five others:
- Total price — what the unit costs in full.
- Floor area — how much space that price buys.
- ₱/sqm — total price divided by floor area. It lets you compare units of different sizes on the same footing.
- Payment structure — what is due at the start, how the downpayment is spread before turnover, and how the balance is financed.
- Turnover — when you can use the unit, and how long you pay before you can.
- Location — what the address puts within reach. No price list shows it.
A lower headline price does not automatically mean a lower cost per square metre, or a better fit for your requirements. A unit can suit your monthly budget and still miss on space or timing.
These figures move with inventory, so this guide does not quote them. For current numbers, move to the Kalea Heights project page and evaluate the actual unit you are considering. See current figures →
Who Is Kalea Heights Likely to Fit?
Start With the Characteristics
Fit depends on your requirements, not on a type of buyer. Five questions cover it:
Location
Does Banawa work with the places you normally need to reach?
Space
Does a 1BR, 2BR or 3BR of about 29.5 to 88.5 sqm cover your requirement?
Timing
Does a December 2029 target turnover work with your plans?
Budget
Can a currently available unit fit what you are prepared to allocate, at the start and each month?
Development
Do a larger masterplan and its shared plaza, atriums and amenity levels matter to you?
For example, the project may be relevant to someone looking for a Banawa location, a 1BR to 3BR residence and a December 2029 target turnover.
If the characteristics that matter most to you line up with the project, Kalea Heights deserves a closer look.
Who Should Compare Other Projects?
Kalea Heights Does Not Have to Fit Everyone
- You need an earlier turnover. The Leia Building’s target turnover is December 2029. If you need to move in sooner, compare developments with earlier timelines.
- You want a different location. Kalea Heights is in Banawa, about 4.7 km from Ayala Center Cebu and 5.5 km from Cebu IT Park. If you want to live inside a business district, compare projects there.
- You need a different unit type. The current offering is 1BR, 2BR and 3BR. If you are looking for another type, such as a studio, compare projects that offer it.
- You need a different floor area. Published areas run from about 29.5 to 88.5 sqm, with nothing between about 33.5 and 53 sqm. If your requirement falls outside those ranges, compare.
- You want a different payment structure. The Leia Building is pre-selling, so payments begin long before turnover. If you would rather buy a finished unit, compare projects that are ready for occupancy.
- Your deciding factor is something else. If one criterion outweighs the rest, such as the lowest ₱/sqm, compare on that factor across projects first.
The purpose of comparison is not to find a universal winner. It is to understand which option fits the requirements you actually have. Compare DMCI Homes Projects Side by Side →
Your Kalea Heights Shortlist
What Should You Explore Next?
- If space is your starting point, compare the 1BR, 2BR and 3BR floor areas and the floor plans above, then the unit layouts on the project page.
- If location is your starting point, check Banawa against the places in your routine, using the distances above and the location map.
- If timing is your starting point, set the December 2029 target turnover against the date you need the property.
- If budget is your starting point, look at the units currently available and how their payments are structured.
At this point, the question is no longer simply “Do I like the project?” It is “Does the project continue to fit my requirements after I look at the actual information?”
